Winner of the 2023 "Best New Apartment Building in Calgary" by the Calgary Residential Rental Association (CRRA), The BLVD is a landmark multi-family residential development that redefined rental living in Western Canada. Under our past leadership, this ambitious project was brought to life in collaboration with an exceptional development and contracting team, overcoming the unique challenges of the COVID-19 pandemic while pushing boundaries in design, technology, and execution.

Project Snapshot

The BLVD consists of two architecturally striking towers, one with 34 stories and the other with 37 stories, offering 650 meticulously designed rental units. Anchoring the development is 16,500 square feet of ground level retail space, strategically located to serve residents and enhance community vibrancy.

To deliver a top-tier rental lifestyle, The BLVD was programmed with a comprehensive amenity package designed for today’s urban renter. These include:

Innovations in Project Delivery

Faced with the challenges of COVID-19 lockdowns, our leadership introduced several innovative strategies to ensure progress, transparency, and quality remained uncompromised.

Real-Time Virtual Tours

We launched live, interactive virtual tours for out-of-town investors, enabling them to explore floor plans, finishes, renderings, and project metrics while simultaneously viewing real-time site footage. This approach built strong investor confidence and engagement.

High-Resolution Drone Envelope Reviews

To uphold exceptional building envelope standards, we deployed high-resolution drones to inspect glazing and exterior finishes. These images were used in collaboration with our glazing contractors to identify and resolve envelope deficiencies promptly, reinforcing our commitment to quality assurance.

Tablet-Based QA/QC Program

We developed and implemented a live, tablet-based quality assurance and quality control program. This platform enabled real-time unit inspections on a floor-by-floor basis, complete with integrated floor plan visuals, photographic records, and issue tracking. Cloud-based syncing generated immediate punch lists for trades, while temporary access control cards were used to manage workflow completion efficiently.

Outcome and Recognition

Despite supply chain constraints and on-site limitations during the pandemic, The BLVD was completed successfully through disciplined logistics, strong team coordination, and a deep focus on executional excellence. Its recognition as Calgary’s top new rental building reflects both the quality of design and the depth of innovation that characterized the project from inception to occupancy.
