SODO + Marriott - Mixed-Use Innovation Rooted in Calgary’s Heritage

We led the development of this landmark mixed-use property on the historic site of the Alberta Boot Company, transforming a culturally significant location into a vibrant urban destination. The project honors Calgary’s western legacy while setting a new standard for integrated residential and hospitality development.

This site holds deep cultural resonance. Alberta Boot was once the preferred outfitter for King Charles, Prince William, Princess Kate, Muhammad Ali, and the Royal Canadian Mounted Police. Today, that same ground is home to a project that bridges legacy and innovation in Calgary’s evolving skyline.

Project Overview

  • The SODO residential tower rises to 33 stories.

  • The Residence Inn by Marriott reaches 34 stories and is the largest in the world for this brand.

  • Both towers rest atop a five-story podium that anchors the structure and supports shared services.

  • The hotel includes nearly 6,500 square feet of naturally lit meeting space, equipped with advanced multimedia technology.

  • Throughout the design, thoughtful heritage elements are incorporated, including floor-to-ceiling murals and custom headboards stitched with cowboy boot patterns as a tribute to Calgary’s western spirit.

Development Highlights and Innovations

Storyboard-Based Leasing and Design Experience

We introduced a cinematic, narrative-based approach to leasing and design. Through storyboard sequencing, prospective tenants and partners experienced the property as a journey. Every architectural and interior feature was presented within a story-driven context, blending leasing strategy with emotional engagement.

Integrated Technology Dashboard

We created a detailed dashboard that mapped the project’s entire technology ecosystem. In collaboration with electrical engineers, telecom providers, security integrators, and contractors, the dashboard covered everything from Wi-Fi and Bluetooth devices to security networks and data systems. This streamlined technology procurement, coordination, and implementation throughout construction.

Innovative Precast Cladding Prototyping

To advance the podium design, we explored multiple modern cladding systems including stamped concrete and insulated structural SIP panels. Inspired by a precedent at the IRS headquarters in Kansas City, we collaborated with F and D Scene Changes Ltd. to construct a full-scale, in-situ panel mock-up using specially painted Styrofoam. This rapid visualization process enabled real-time aesthetic and performance decisions. F&D Scene Changes, known for their work with Cirque du Soleil and Universal Studios, helped transform concept into tactile feedback for construction stakeholders.

Urban Interface and Corridor Renewal

This project contributed significantly to the revitalization of Calgary’s main residential corridor along the CP rail line. We worked closely with federal and municipal authorities to ensure advanced design integration, noise mitigation, and safety compliance. Our team helped set new precedents for corridor-adjacent development in downtown Calgary.

Legacy and Recognition
