SODO + Marriott

We are pleased to introduce the direct experience we had leading the development of the SODO + Marriott mixed-use project, a notable venture in real estate development. This property sits on the historic grounds of the Alberta Boot Company, paying homage to its rich legacy, where figures like King Charles, Prince William, Princess Kate, Muhammad Ali, and the Royal Canadian Mounted Police once adorned themselves with iconic cowboy boots.

This landmark project proudly houses the world's largest Residence Inn by Marriott, gracing Calgary's skyline with unique design elements, including captivating floor-to-ceiling murals and guestroom bed headboards adorned with cowboy boot stitching—a nod to the city's western heritage. The property also offers nearly 6,500 square feet of naturally lit meeting space equipped with advanced multimedia technology.

Rising elegantly next to downtown Calgary, the SODO tower reaches 33 stories, while the Marriott rises to 34 stories, both resting atop a five-story podium. Our innovative approach is evident in our parking strategy, effectively segregating rental and hotel parking for added convenience.

As pioneers in revitalizing the main residential corridor adjacent to the CP rail line in Calgary, our development team worked closely with federal and municipal authorities to ensure stringent design and safety standards.

  1. Design Element Storyboarding: We introduced an innovative approach to project design, fusing sophisticated leasing strategies with cinematic storytelling. Prospective tenants embark on a journey through the property, experiencing architectural and interior design elements and cutting-edge technologies, all presented through a storyboard-like process.

  2. Integrated Technology Dashboard: We developed a comprehensive dashboard for the project's technology program. Working collaboratively with various providers, including electrical engineers, telecommunications companies, security providers and contractors, we developed a clear diagram encompassing telecommunication services, computer networks, Wi-Fi, Bluetooth devices, security systems, and multi-layered networks, streamlining system procurement and implementation.

  3. Evolution of Precast Cladding Systems: Our development team closely collaborated with construction managers, cladding sub-trades, and architects to lead the podium precast initiative. We explored stamped systems concrete and insulated structural SIP panels to capture contemporary aesthetics. Inspired by a precedent at the IRS headquarters in Kansas City, MO (see below), we conducted an innovative rapid prototype using specially painted Styrofoam for a full-sized panel mock-up. F&D Scene Changes Ltd., renowned for their work with Cirque du Soleil and Universal Studios, facilitated this in-situ visualization.

The SODO + Marriott project embodies our commitment to innovation, quality, and meticulous attention to detail, setting new industry standards, much like the BLVD project that followed.
