As part of our past leadership experience, we spearheaded this remarkable project in collaboration with our dedicated development and contracting teams. It stands as a truly remarkable achievement, and we invite you to explore our journey from our unique perspective, focusing on our development endeavors. This undertaking involved the creation of two impressive towers, one reaching a height of 34 stories and the other soaring to 37 stories, comprising a total of 650 meticulously designed rental units. Adding to the allure of this residential masterpiece is a sprawling 16,500 sqft of ground-level retail space, strategically positioned to cater to the diverse needs of the community.

The BLVD project included a feature-rich amenity package, offering residents a top-tier rental lifestyle. From a spacious state-of-the-art fitness facility to an indoor golf simulator, a podium outdoor swimming pool and lounge area, and additional rooftop lounges with panoramic views, every detail was meticulously designed to elevate the resident experience and target a specific market rental segment. Additionally, we included a live-work library where tech-savvy renters could meet and conduct daytime business. This was located next to the commercial demonstration kitchen where cooking demonstrations are held. Guest entertainment is supported by the games rooms, and there are fix-it type workshops for the self-starters, and even a convenient car wash bay with electric vehicle charging stations.

The development of The BLVD project was a testament to our unwavering dedication to excellence. Constructed amidst the challenging backdrop of Covid-19 lockdowns, this project demanded heightened logistics and stringent contractor controls to ensure its successful completion. Our innovative strategies paved the way for enhanced development.

Innovative Strategies that we deployed under my leadership included:

  1. Real-time Virtual Tours: We introduced a live, real-time virtual tour for our valued out-of-town investors. This groundbreaking approach enabled investors to virtually explore project metrics, explore floor plans, examine renderings, and inspect finishes while simultaneously viewing live video footage from the project site. This fostered a profound sense of confidence and active engagement among our investors, underscoring our commitment to transparency.

  2. High-Resolution Drone Envelope Reviews: To guarantee the highest quality envelope integrity, we utilized the power of advanced high-resolution drone technology. These drones captured high-quality images, facilitating the identification and prompt correction of any envelope deficiencies. Collaborating closely with our glazing contractors, we developed meticulous processes that ensured the integrity of the building envelope, emphasizing our unwavering commitment to quality.

  3. Tablet-Based QA-QC Program: We revolutionized our quality assurance and quality control processes with the development of a live tablet-based program. This innovative system allowed for seamless inspections of sub-trade finishing on a unit-by-unit and floor-by-floor basis. Real-time floor plan-based information, complete with detailed notes and photographs, were integrated and uploaded to the cloud, automatically generating punch lists for trades to address in a systematic manner. Additionally, the incorporation of temporary card-based access control features efficiently managed trade access upon completion, further emphasizing our commitment to quality.

The BLVD project stands as a testament to unwavering dedication to pushing boundaries, fostering collaboration, and adapting to the ever-evolving landscape of project development. Winner of the 2023 "Best New Apartment Building in Calgary" award, which was bestowed upon the BLVD by the Calgary Residential Rental Association (CRRA).
